The collection includes 6 towers with 6 different lifestyles, targeting the modern residential community and customer groups looking for beachfront accommodation. Among them, The Runway and The Monochrome are the first two towers to be launched.
According to the enterprise representative, the products are developed based on the “Sunshine home” orientation, focusing on living experiences, technology, and the ability to meet various usage needs.

The investor stated that the highlight of Sunshine Bay Eden lies in the “Vertical City of Hubs” model – a vertical utility city. Instead of separating functions, this model integrates 6 value groups including living, working, relaxing, entertaining, connecting, and investing within the same complex.
Here, the enterprise develops a diverse range of product types from studio apartments, one to three-bedroom apartments, to the Sky Villa line. The apartments are designed to optimize functional usage while ensuring privacy with a density of nearly two apartments sharing one elevator on each floor.

Besides residential spaces, Sunshine Bay Eden also targets customer groups who need to combine work and lifestyle. According to the enterprise, the flexible working trend is increasingly popular among experts, businesspeople, and young residents, leading to a demand for spaces that can accommodate both living and remote working or long-term stays.
The resort value is formed by a system of health care and energy regeneration amenities by the sea. The project integrates a health and beauty care complex with an interconnected swimming pool system, hot mineral and mud bath areas, along with outdoor amenities such as a beach, sunbathing area, cabanas, elevated pedestrian bridge, and landscape waterfall.
Concurrently, the entertainment amenity system is developed following a continuous operation model with a shopping, dining, amusement, and health care complex. The project also features Lumina Square, a performing arts center, and Eden SkyGarden – a rooftop entertainment complex including a Sky Bar & Lounge, rooftop restaurant, infinity pool, and event space.
According to the investor, integrating multiple functions within the same complex aims to form a connecting environment among residents, tourists, international experts, and customer groups owning a second home by the sea. This is considered a factor that helps coastal urban areas maintain operations year-round instead of depending on the seasonality of tourism.

Sunshine Bay Retreat is located on the Ba Thang Hai route, adjacent to Chi Linh beach – an area oriented to become a new development pole in the strategy of expanding the seaward urban space of Ho Chi Minh City.
The project simultaneously benefits from the inter-regional infrastructure network currently being invested in, such as the Bien Hoa – Vung Tau, Ho Chi Minh City – Long Thanh – Dau Giay, and Ben Luc – Long Thanh expressways, Ring Road 3, Ring Road 4, and the future Can Gio bridge. According to the planning, these traffic routes can shorten the travel time from Vung Tau to the center of Ho Chi Minh City to about one hour and about 30 minutes to Long Thanh International Airport.

In addition to connectivity advantages, the project is located in the intersection of three economic drivers including seaports, logistics, and aviation. The development of the Cai Mep – Thi Vai deep-water port cluster, Can Gio international transshipment port, and Long Thanh International Airport is expected to create additional demand for accommodation, services, and real estate in the area.
From an investment perspective, the enterprise believes that the demand for high-end accommodation in Vung Tau is increasing along with tourism development momentum. Meanwhile, the supply of 5-star standard accommodation facilities is still not commensurate with market demand. This is the basis for resort products aimed at operational exploitation to have more room for development.
According to Sunshine Group, the synergy between transport infrastructure, tourism, industry, and the demand for owning high-quality living spaces is opening a new development cycle for Southern coastal real estate. Among them, Sunshine Bay Eden is the first subdivision to realize the orientation of developing a beachfront utility city within the overall Sunshine Bay Retreat.
