Ho Chi Minh City – Having completed all legal procedures and met the requirements to sell off-plan housing, Gladia Heights is expected to launch its products to the market in early August.
On July 23, the Ho Chi Minh City Department of Construction confirmed that Gladia Heights – an apartment complex developed by Keppel and Khang Dien within a 60-hectare integrated urban area in Binh Trung Ward – is eligible to sell off-plan housing. Furthermore, VietinBank will guarantee the delivery obligations of the future homes, thereby optimizing the protection of buyers’ rights.
Previously, the project completed standard legal procedures, including obtaining the land-use rights certificate, and is on the list of properties eligible for ownership by foreign organizations and individuals.

The completion of the legal framework comes at a time when buyers are increasingly concerned about project transparency. The Q2 Real Estate Consumer Sentiment Report by Batdongsan shows that 57% of survey respondents prioritize projects with clear legal status when making home-buying decisions.
In addition, Gladia Heights has also generated strong appeal by maintaining its construction schedule. Construction began early this year, and the foundation has now been completed on schedule, with handovers expected in the fourth quarter of 2027.
Previously, the developer launched 226 villas and townhouses under the name Gladia by the Waters within the integrated urban area. According to the developer, Gladia by the Waters has completed construction and landscaping, and has handed over land-use rights and homeownership certificates to the first batch of customers shortly after opening for sale.

The Gladia Heights apartment complex is situated on the frontage of Vo Chi Cong Street, the gateway connecting the Thu Thiem new urban area with the eastern districts of Ho Chi Minh City.
During the 2026-2030 period, the area is expected to see the completion of several key infrastructure projects, including the expansion of Vo Chi Cong Street to 12 lanes, the Cat Lai – Phu Huu inter-port road, the completion of the My Thuy intersection, and urban development oriented around the Transit-Oriented Development (TOD) model linked to Metro Line 6 and the Thu Thiem – Long Thanh railway. Continuous infrastructure investment will enhance connectivity in the area while expanding the potential for real estate price appreciation.

Gladia Heights consists of three towers designed with an open layout to optimize views and natural ventilation. The developer stated that approximately 70% of the apartments face the river, while the remaining 30% overlook the internal swimming pool and landscape. The floor-to-ceiling glass door design helps expand the view, taking full advantage of natural light and ventilation.
The project is part of a well-planned 60-hectare integrated urban area with a comprehensive, self-contained living ecosystem: ranging from modern high-rise residential areas, riverside villas, and townhouses to schools, hospitals, medical facilities, administrative and cultural centers, shopping, entertainment, and services, along with a system of parks, greenery, and public squares.

During the launch phase, buyers can sign the contract upon paying from 10% of the apartment value. The project partners with banks such as VietinBank, BIDV, MB, OCB, Vietcombank, and Standard Chartered to offer flexible financial solutions.
In addition, the developer offers interest rate support for up to 24 months for up to 75% of the apartment value, alongside several early-bird incentives during the launch phase, such as payment method discounts, free management fees, and resident programs under the sales policy.
Gladia Heights is scheduled to open for sale on August 1.
