Dong Nai Located in Bien Hoa, Fresia Riverside benefits from the regional connectivity infrastructure network, Long Thanh Airport, and Dong Nai’s new administrative center planning.
Fresia Riverside has completed its structural frame and is currently undergoing finishing works, with handover expected in the third quarter of 2027. According to the developer, its location connecting central Bien Hoa with Ho Chi Minh City and Long Thanh International Airport is one of the project’s key advantages as regional infrastructure continues to receive investment.
From the project, residents can connect to National Highway 1A, Hanoi Highway, and metro lines to travel to Ho Chi Minh City and the eastern innovative urban area. Meanwhile, Long Thanh International Airport is expected to become a regional aviation hub once operational, contributing to the promotion of trade, logistics, investment, and attracting high-quality human resources to Dong Nai.

In addition to the transport system, urban planning also provides further development momentum for Bien Hoa. The People’s Committee of Dong Nai Province has approved the 1/500 scale detailed planning for the new political-administrative center. Under the plan, Bien Hoa 1 Industrial Park will be converted into an urban-commercial-service area, forming the new administrative center.
This center is expected to attract about 4,200 to 4,500 officials, civil servants, public employees, and workers, along with a large number of citizens visiting for daily transactions. According to the developer, this relocation process could increase the demand for housing and offices in the central area of Bien Hoa.
In this context, Fresia Riverside is situated amidst the city’s new development drivers. According to the developer, the project can simultaneously capture housing demand from local residents, the workforce relocating from Ho Chi Minh City, and rental demand from experts, engineers, and managers working at Long Thanh Airport as well as local industrial parks.
In addition to connectivity advantages, Fresia Riverside develops a riverside living space along the Dong Nai River, aligned with the city’s orientation to expand ecological urban areas linked to the river system. The provincial master plan identifies the Dong Nai River corridor as one of the key development spaces, aiming to exploit the river landscape to develop eco-urban areas while protecting the green landscape system along the route.
Following this direction, the project features a system of walking paths, green spaces, a swimming pool, a gym, and an outdoor sports area to meet the daily needs of residents. The developer stated that the project is also equipped with a multi-layered security system operating 24/7, aiming for a private and safe living environment.

Fresia Riverside has been permitted by the Dong Nai Department of Construction to be sold to foreigners. According to the developer, completing the legal requirements helps the project expand its customer base, including foreign experts, engineers, and managers working in Dong Nai’s industrial parks.
This customer group mainly comes from Japan, South Korea, and Taiwan (China), looking for apartments with clear legal status, a stable living environment, and meeting security standards. This is also the tenant group expected to contribute to the increased demand for apartment rental in the coming time.
With its riverside location, Fresia Riverside is expected to be not only a place to settle down but also a strategic investment asset in the satellite urban area of Ho Chi Minh City.
