The Downtown subdivision at Mangala Complex is planned under a nightlife district model, aiming to serve the community of foreign experts working in Bac Ninh industrial parks.
The subdivision consists of shop buildings with street fronts starting from 7 meters, designed with dual-frontage access. One side faces the main traffic axis to connect with external visitors, while the other side adjoins the pedestrian street and the internal residential area.
Each building has 7 floors, allowing for various business types such as restaurants, cafes, retail shops, karaoke, bars, pubs, or short-term accommodation. The subdivision is also planned with an event square, amusement area, and pedestrian street to enhance the experience for residents and visitors.

This direction stems from the growing demand of the foreign expert community in Bac Ninh. In Vietnam, many international neighborhoods such as the Korean town in My Dinh or the Japanese town in Dao Tan – Lieu Giai were formed when foreign communities gathered to live in sufficient numbers.
Meanwhile, Bac Ninh currently has about 24,400 foreign workers employed in industrial parks. This scale is expected to continue growing along with foreign direct investment (FDI) inflows. Many enterprises from South Korea, China, and other countries continue to expand their production activities, leading to an increasing number of experts coming to work and reside. According to the developer, in addition to housing needs, this customer group also requires more spaces for dining, shopping, and entertainment after work.

In the industrial parks in Bac Ninh, Chinese experts account for an increasing proportion. They earn money here, but most of them spend it elsewhere due to the lack of suitable relaxation, entertainment, and consumption spaces. Mangala Complex was created to anticipate this demand, shared a representative of the project developer.
The developer said they referenced several famous neighborhoods in Asia, such as Itaewon (Seoul, South Korea), Ximending (Taipei, Taiwan, China), and Dotonbori (Osaka, Japan), to plan the nightlife subdivision at the project. Once the components are completed and put into synchronized operation, Downtown will serve project residents while targeting the community of experts working in nearby industrial parks, contributing to supplementing commercial, service, and entertainment spaces for the Song Khe – Noi Hoang area.

Mangala Complex is located on National Highway 17, adjacent to the Song Khe – Noi Hoang industrial park, connecting to the Hanoi – Bac Giang highway and about 30-45 minutes away from Noi Bai Airport. Inside the project, the amenity ecosystem includes an international standard swimming pool and gym, a pickleball court, a landscape lake, and internal green spaces.
The developer stated that this is not just a single apartment complex but will be an ecosystem meeting the needs of international residents, thereby driving the growth of local real estate values.
