S-Light Tower gains advantages at the southern gateway of Da Nang
Sun Group’s S-Light Tower project is located at the southern gateway of Da Nang, benefiting from urban expansion planning, a connected infrastructure network, and an increase in residential and lodging customer groups.
S-Light Tower is situated at the intersection of Nguyen Dinh Thi and 29/3 streets, the gateway to Sun NeO City. The project lies on the axis connecting central Da Nang with the southern area, as the city implements its 2021-2030 master plan with a vision to 2050, focusing on expanding development space to the south. According to experts, projects along this connection axis have more room for development thanks to increasingly complete infrastructure and the relocation of population and services.

Following administrative restructuring, Da Nang continues its orientation toward southern development to reduce pressure on the urban core while forming a riverside and coastal urban ecosystem. This direction drives a series of large-scale infrastructure projects, creating momentum for the gateway area.
These include the Bui Ta Han Bridge connecting to My Khe Beach, the light rail transit (LRT) line connecting Da Nang Airport – Hoi An – Chu Lai, and the planned North-South high-speed railway route passing through. Once completed, these works will shorten travel times from the southern area to Da Nang International Airport, the city center, and Hoi An Ancient Town, while contributing to the formation of a coastal economic and tourism corridor.

Located at the southern gateway, S-Light Tower is planned on a land plot at the confluence of three rivers: Cam Le, Han, and Do Toa. From the project, residents can quickly connect to central Da Nang, the international airport, My Khe Beach, and Hoi An. According to the design, the apartments offer views of the Han River, the Marble Mountains scenic spot, Non Nuoc and Son Thuy beaches, and the venue of the Da Nang International Fireworks Festival (DIFF).
The landscape advantage is leveraged by the developer in the design, with apartments optimizing views and natural light. The project offers nearly 800 apartments with long-term ownership legal status, including studios, one-bedroom, two-bedroom, three-bedroom apartments, and penthouses. Among these, the two-bedroom apartments with an area of about 59 square meters are oriented to serve both residential and rental exploitation needs. The internal amenities system includes a swimming pool, gym, spa, children’s play area, combined with a system of parks, schools, and sports areas already planned in the Hoa Xuan area.

In addition to infrastructure benefits, S-Light Tower’s exploitation potential also comes from the growing demand for accommodation and residency in South Da Nang. Acting as a link between central Da Nang and Hoi An, this area is well-positioned to attract tourists while benefiting when the 150-billion-VND River of Light project and the 10-trillion-VND water tourism route on the Han – Co Co – Vinh Dien rivers become operational, contributing to increased lodging and commercial demand.
Demand also comes from inner-city residents seeking greener living spaces, civil servants from the former Quang Nam province relocating after administrative integration, and families from neighboring provinces looking for accommodation for their children studying in Da Nang. In the long term, the planning of a knowledge urban area with a university system and a high-tech zone is expected to continue adding rental demand from experts, lecturers, and high-quality labor.

The diversity of customer groups is expected to lay the foundation for apartment exploitation in South Da Nang. In The Panoma subdivision of the Sun Cosmo Residence complex developed by Sun Group along the Han River, two-bedroom apartments with an investment cost under 5 billion VND are currently offered for rent at around 35-42 million VND per month, while studios and one-bedroom apartments record rents of about 18-25 million VND per month. Therefore, many experts believe this is an appropriate time to accumulate real estate in this area, as costs still remain significantly lower than in the center.
According to Mr. Doan The Vinh, Director in charge of Nhat Khang Company in Da Nang, as the urban area continues to expand southward, projects located at the gateway that possess convenient connectivity and satisfy both residential and commercial exploitation needs will have more room for value appreciation. With advantages in location, views, and amenities, S-Light Tower is expected to leverage its position at the southern gateway of Da Nang as urban space continues to expand to the south.
