Multi-functional urban planning drives integrated real estate in Da Nang – VnExpress

The growth of investment, services, and tourism, along with the orientation towards multi-functional urban development, is expanding the demand for integrated real estate models in Da Nang.

According to the adjusted Master Plan for the 2021-2030 period, with a vision to 2050 approved in February, Da Nang aims to become one of the major socio-economic centers of the country and Southeast Asia. It also seeks to develop functions in finance, commerce, logistics, science and technology, innovation, and high-quality tourism. This orientation is detailed through a multi-polar, multi-axis, and multi-functional development model, alongside the implementation of an international financial center, a free trade zone, and the announcement of a list of 203 priority projects to attract investment for the 2026-2030 period.

In parallel, Da Nang recorded growth in many economic indicators in the first six months of the year. The city’s GRDP is estimated to have increased by 9.52%, leading the South Central Coast region; newly registered FDI capital reached 283.5 million USD, up 113.5% year-on-year; the total number of visitors served by accommodation establishments reached nearly 9.8 million, up 22.5%, of which international visitors reached nearly 5.2 million, up 28.7%. Besides its role as a tourism hub, these indicators show that Da Nang is expanding its appeal to investment capital flow, businesses, and value-added economic activities.

The shift in economic functions also brings about changes in the urban user demographic. Besides local residents and tourists, the city aims to attract more businesses, experts, investors, and high-quality human resources to work and reside long-term. This opens up demand for real estate types that do not only serve residential or resort purposes but are also capable of combining living, working spaces, and supporting services within the same ecosystem.

According to Savills, the recovery of tourism continues to drive the hotel segment, while FDI inflows and demand from international experts support the serviced apartment market. The common thread among these segments is serving the accommodation and operational needs of businesses, experts, as well as long-term guests. This indicates that market demand is expanding from single-purpose products to types capable of meeting diverse usage needs.

Meanwhile, JLL’s Lifestyle Office Markets 2025 study shows that developments following the “live-work-play” model record higher operational efficiency thanks to the integration of housing, offices, retail, hotels, and public spaces within the same ecosystem. The report shows that these areas have faster office absorption rates, lower vacancy rates, and higher rental prices compared to the general market average, reflecting a shift from single-function projects to mixed-use developments.

This trend is also taking place in many cities around the world. Marina Bay Sands in Singapore combines a hotel, convention center, retail, and entertainment in a bayfront complex. Downtown Dubai simultaneously develops apartments, Grade A offices, retail, and public amenities around the Burj Khalifa. In Bangkok, IconSiam integrates a shopping mall, luxury apartments, cultural space, and a marina along the Chao Phraya River. The common point of these projects is creating an ecosystem where residents can live, work, shop, and relax within the same space.

In Da Nang, the M Riverside Danang project also aims for a similar model with a “live – work – resort” development orientation to simultaneously meet the needs of living, working, and accommodation exploitation.

The “work” element is reflected in its location on the 2/9 – Binh Hien – Dao Tan axis, opposite APEC Park. This location helps the project quickly connect to the city’s administrative, financial, and commercial center. The developer also integrates a workspace system and meeting rooms right inside the building to serve staying guests.

In terms of the “live” aspect, the project develops daily utility systems right within the internal area, while inheriting the service, commercial, and infrastructure network of the central area, helping residents connect conveniently between their home and workplace.

Meanwhile, the “resort” element is completed with a chain of amenities such as an infinity pool, gym, sauna, yoga, rooftop lounge, coffee lounge, restaurant, along with relaxation spaces overlooking the Han River. From the project, residents can also quickly access My Khe beach, Son Tra peninsula, Hoi An ancient town, or Ba Na Hills.

M Riverside Danang is co-developed by Sao Mai Viet (HNX: UNI) in cooperation with Kyoritsu Maintenance Vietnam. According to the enterprise, Sao Mai Viet’s real estate development experience combined with Kyoritsu Maintenance’s accommodation management and operational capacity is the foundation for the project to aim for international operating standards, meeting the increasingly diverse needs of residents and staying guests as Da Nang continues to develop under the multi-functional urban orientation.
