Bac Ninh to have a Gia Binh airport urban area of over 560 hectares
The Gia Binh 2 International Airport urban area has just been approved for its 1/500 detailed planning tasks, with an estimated population of about 80,000 people.
According to the decision of the Bac Ninh Provincial People’s Committee, the project planning area covers more than 560 hectares, located in Gia Binh, Nhan Thang, and Dong Cuu communes. This is an urban space associated with Gia Binh International Airport. The project belongs to the urban subdivision planning south of the Duong River (Zone 1) at a 1/2000 scale.
The project has various functions including residential land, mixed-use land, commercial services, medical, educational, and cultural land, green spaces and water surfaces, parking lots, etc. The planning targets are studied according to Class I urban standards. The expected population size is 70,000 to 80,000 people.
The planning encourages the application of biotechnology in domestic wastewater treatment in residential areas. Solutions such as installing rooftop solar power systems, smart transportation, and electric vehicle charging stations are also proposed for application.
The Provincial People’s Committee assigned An Phu Infrastructure and Real Estate Development Joint Stock Company to organize the formulation of the planning project, which will then be appraised by the Department of Construction. The time to complete the detailed planning is no more than 6 months.
Established in September 2025 in Bac Giang ward, An Phu Company operates primarily in the field of real estate business and infrastructure development. In September 2025, the Bac Ninh Provincial People’s Committee approved this enterprise to prepare a feasibility study report for the project of building works serving the land clearance of Gia Binh Airport under the public-private partnership (PPP) model, specifically a build-transfer contract paid by land funds.

Previously, in August 2025, the Bac Ninh Provincial People’s Committee approved the urban subdivision planning south of the Duong River (Zone 1) at a 1/2000 scale. The planning area has a total area of nearly 11,500 hectares, bordering Gia Binh Airport and Ring Road 4. The subdivision is oriented as an urban, service, and educational zone supporting the airport.
The Gia Binh International Airport project was approved in principle for investment by the National Assembly in December 2025, with a total capital of over 196,000 billion VND. Masterise Group has been assigned as the investor of this mega-project. In phase 1, the project requires over 141,230 billion VND, and over 55,100 billion VND in phase 2. This project will open up new development space for the eastern and northeastern areas of the Capital, and ease the load on Noi Bai Airport.
As one of the northern industrial hubs, Bac Ninh has the advantage of being located within the Hanoi – Hai Phong – Quang Ninh key economic triangle, along with its position as the northeastern gateway to the Capital. In recent years, the province has been among the suburban markets developing various real estate segments such as residential housing, urban areas, and industrial parks. Many developers have established a presence here, including Vingroup, T&T, Phu My Hung, and Xuan Cầu Holdings.
