Ninh Binh plans a 270-hectare urban area adjacent to Ring Road 5

The Phu Van eco-urban area, located in Phu Van Ward and Kim Bang, has just been approved for its 1/500 detailed planning task with a scale of 270 hectares.

According to the decision of the Ninh Binh Provincial People’s Committee, the Phu Van eco-urban area is adjacent to the Capital Region’s Ring Road 5 and the National Highway 1A bypass, located within the territory of Phu Van Ward and Kim Bang.

The planned area is about 270 hectares, expected to develop residential areas, commercial and service zones, green parks, roads, and parking lots. In addition to expanding urban space, the project will establish a conservation area for the Phu Van traditional flower-growing village, combined with the development of eco-tourism and experiential tourism.

The total investment capital of the project is approximately 16,500 billion VND. The expected population size is 31,000 people.

Thach Binh – Nghe An Real Estate Company Limited has been assigned to organize the planning, which includes analyzing and assessing the current state of architecture, landscape, traffic, and technical-social infrastructure of the project area and its surroundings. Based on this, the unit will determine land-use criteria, organize architectural space, and design the urban layout. The planning period is within 6 months, after which it will be submitted to the Department of Construction for appraisal.

After merging with Nam Dinh and Ha Nam, Ninh Binh province now has an area of over 3,940 square kilometers and a population of more than 4.4 million people. The new province is assessed to have many advantages for developing urban areas, commercial services, resort tourism, ecology, and culture.
