According to CBRE’s Da Nang Real Estate Market 2026 report, during the 2024-2025 period, the city recorded more than 8,000 newly launched apartments, bringing the total cumulative supply to approximately 16,000 units by the first quarter, equivalent to about 5% of Ho Chi Minh City’s supply scale. The average primary selling price reached about 83 million VND per square meter, while the cumulative market absorption rate reached 89%, indicating that demand remains positive despite a significant price increase.

While in 2025, nearly 60% of the new supply belonged to this segment, by the first quarter of 2026, the entire newly launched inventory consisted of luxury products. This shows that developers are increasingly focusing on product quality, location, and experience rather than expanding mass supply. From a long-term perspective, the project’s location advantage is also reinforced by Da Nang’s infrastructure development drivers. Plans to expand the international airport, develop Lien Chieu Port, and orient investment towards an urban railway system are expected to continue enhancing the city’s connectivity. According to CBRE, the Da Nang real estate market is entering a new growth cycle driven by infrastructure and the quality upgrading process of the supply.
