The 355-hectare Waterpoint township has the potential to attract a wave of residents as it lies between two economic corridors, Ring Road 3 and Ring Road 4, which are oriented for urban, industrial, and service development.
Earlier this year, Tay Ninh Province (after merging with Long An) approved the adjustment of the provincial master plan for the 2021-2030 period, with a vision to 2050. The province is oriented to develop under a model of three centers, six economic corridors, and three dynamic axes. This planning is expected to expand the development space while elevating the local role in the southern urban-industrial structure.

Nam Long’s Waterpoint township in Ben Luc is considered one of the projects benefiting from the new planning orientation. Specifically, Ben Luc lies between two economic corridors: 1A (associated with Ring Road 3) and 1B (associated with Ring Road 4). Both economic corridors are oriented to promote urban, industrial, and service development. Among them, industry will be a strength with high-tech, green, and low-emission projects, linking production with innovation and logistics. In addition, the locality also has economic corridor 3A, associated with the Ho Chi Minh City expressway running through, which plays a role in connecting the Southeast and Southwest regions. In the period up to 2030, Ben Luc is oriented to be one of the key urban areas in the province’s development strategy.
Parallel to the planning, many infrastructure projects are being implemented, such as the Ben Luc – Long Thanh expressway, Ring Road 3, Ring Road 4, and the plan to extend Vo Van Kiet Boulevard to the West. Once completed, these projects will shorten the travel time connecting Ben Luc with Ho Chi Minh City, Long Thanh Airport, and the region’s economic centers.

Experts assess that with the new planning and the continuous implementation of inter-regional infrastructure, the Ben Luc area has significant appeal for economic, industrial, and urban development. Consequently, this will attract capital flows and residents seeking to settle.
Data from Batdongsan shows that interest in real estate in Ben Luc in 2025 increased by about 40% compared to the previous year. Prices of low-rise houses at projects in the first quarter of 2026 also increased compared to the same period in 2023, but remained lower than the average level in Ho Chi Minh City—a gap that creates room for growth.
Waterpoint is considered a direct beneficiary of this area’s development. The project has a scale of 355 hectares, owns nearly 6 km of Vam Co Dong riverfront, and is developed under an integrated township model with low construction density, prioritizing areas for greenery, water surfaces, and public spaces.
In addition to being located in an area receiving heavy infrastructure investment, Waterpoint has already formed a resident community along with operational amenities such as the Emasi Plus bilingual international school, the 25-hectare Central Park, and the 3.2-hectare Country Club sports complex. These amenities, put into operation alongside regular cultural, sports, and community activities, help the project gradually shape an urban lifestyle instead of remaining just a plan.
According to Nam Long, Waterpoint is developed with the orientation to fully meet the needs of living, studying, working, playing, and shopping within the same urban space. The existing utility system, combined with a location that benefits from planning and infrastructure, is considered the foundation for the project to accompany the new growth cycle of the West area in the coming years.
