‘Hong Hac City targets the needs of urban residents for decades to come’

An urban area can be built in a few years, but becoming a place where multiple generations attach themselves is a story that spans decades. Therefore, besides the current problem of housing or amenities, many developers also have to envision the future lives of their residents: where their children will study, what kind of community will form, and what new needs will arise.

This is also the orientation mentioned by Phu My Hung when developing Hong Hac City – an urban area recently honored in the Top 10 most potential commercial housing projects in Vietnam at the Vietnam National Real Estate Awards 2026.

Over a decade ago, when mentioning Bac Ninh, many people often envisioned industrial zones, electronics factories, and a workforce concentrated around major production centers. But along with the industrialization process, the role of this locality is also changing.

For many consecutive years, Bac Ninh has been in the leading group of the country in attracting foreign direct investment (FDI), becoming a production base for a series of global technology corporations such as Samsung, Canon, Foxconn, Amkor, and Goertek. In 2025, the province led the country in attracting FDI with 5.5 billion USD. The area has nearly 3,400 industrial projects.

The growing presence of multinational corporations not only creates economic growth but also brings a new class of residents including experts, engineers, senior managers, and high-quality labor to live long-term.

In that context, the urban problem no longer stops at meeting the needs of short-term accommodation or housing. A house near the workplace may suit an individual, but for a family to choose to stay for many years, they need much more: schools for their children, public spaces for activities, a healthcare system, operational services, a safe environment, and a stable residential community.

This trend is taking place in many industrial centers around the world, as localities shift from the phase of attracting production to competing through quality of life and the ability to retain high-quality human resources. This is also one of the reasons the enterprise chose to develop Hong Hac City according to the integrated urban model instead of just focusing on housing products.

“Foreigners often care about the educational environment for their children, service quality, and the safety level of the urban area. Those are the factors we calculated when developing Hong Hac City,” said Mr. Truong Quoc Hung, Deputy General Director of Phu My Hung.

According to the enterprise, the experience of forming a residential community from about 33 countries and territories in the Phu My Hung urban area is one of the foundations for developing the project in Bac Ninh.

If living needs in Bac Ninh are changing, the next question is how a new urban area should be developed to meet those changes. For Phu My Hung, the answer starts from the experiences accumulated over more than three decades of urban development.

Over 33 years ago, Phu My Hung was one of the first urban areas in Vietnam to be planned according to a master model, combining housing with education, commercial, healthcare systems, and public spaces. To this day, this urban area is still mentioned as one of the successful urban development models in Vietnam.

According to Mr. Truong Quoc Hung, the concept of a livable urban area has changed significantly compared to when the project was formed. If previously the needs mainly revolved around basic living conditions, currently the criteria for evaluating an urban area have expanded to quality of life, experiences, and community values.

However, core elements such as systematic planning, synchronized infrastructure, and sustainable development orientation have been maintained since the early days. According to Mr. Hung, Hong Hac City does not aim to become a “second Phu My Hung”, but inherits the values that the enterprise has pursued for more than 30 years, such as long-term planning, sustainable development, and building a residential community.

According to the developer, many principles previously applied at Phu My Hung continue to be inherited at Hong Hac City, from the mindset of infrastructure first, synchronized development to long-term investment orientation and putting residents at the center.

Especially, instead of completing the entire project and then ending the investment, the urban area is developed in phases. In the first 6-8 years, the developer plans to continue adding educational facilities, community amenities, and services to meet the newly arising needs of residents over time.

“We do not build a block of structures or sell a house, but aim to create a happy, healthy living space and a comprehensive educational environment for the future generation,” Mr. Hung stated.

If planning is the framework of an urban area, then the residential community is the factor that determines its vitality over time. A representative of Phu My Hung said the enterprise’s goal is not only to develop a new residential area in Bac Ninh but to aim at forming a residential community capable of long-term attachment and development.

The developer believes that the needs of modern residents do not stop at a convenient place for work. When deciding to commit long-term, families often care more about the educational environment, service quality, community living spaces, and values that can nurture the spiritual life of multiple generations.

This also partly reflects the demographic picture forming in Bac Ninh – a place that increasingly attracts a large number of foreign experts and high-quality workers to live with their families. According to the enterprise representative, the appeal of an urban area lies not only in its infrastructure or amenities but also in its ability to create a living environment sufficient for residents to choose to stay long-term.

That approach is demonstrated at Hong Hac City through the simultaneous development of housing, educational systems, community living spaces, and operational services. The project involves Nomura in urban development, Nihon Housing in operation management according to Japanese standards, and cooperation with the Hanoi Star – EQuest education system.

Besides planning and amenity factors, local cultural marks are also considered part of the project’s development orientation. After researching the history and culture of Kinh Bac, many familiar images such as village gates, communal house roofs, quai thao hats, or the King’s Parasol symbol are incorporated into the architecture, landscaping, and public spaces.

On a land fund of nearly 198 hectares at the Northeast gateway of Hanoi, Hong Hac City is planned for an expected population of over 27,000 people. Here, alongside the residential subdivisions, there is a system of parks, experiential spaces, and resident clubs arranged by residential clusters.

According to the developer, this organization aims to increase the connection between families right from the early stages of forming the urban area. Alongside this are items such as a 17.8-hectare central park, a 6.2-hectare experiential complex, a four-season swimming pool, sports spaces, and community cultural activities.

For Phu My Hung, the value of an urban area is measured not only by its scale or the number of structures but also by the community that is formed and developed over time. That philosophy is conveyed by the enterprise through the message “Birds returning to the nest” – an image of a place to return to, where families can settle and attach themselves long-term.

Along with that, the idea of “Four-season life” reflects the expectation of a living environment that can meet the needs of residents at various stages of life, from studying and working to resting and community activities.

“We hope this place becomes a destination for many families, a community that people choose to stick with long-term. If the Top 10 most potential commercial housing projects in Vietnam award is a recognition of the current development process, then the upcoming years of operation will be the verification phase for the goals the project is aiming for,” Mr. Truong Quoc Hung shared.
