According to Ho Chi Minh City real estate market data released by Savills in March, in the context of increasingly limited affordable housing supply, buyers tend to shift to suburban areas and neighboring urban centers with more price options. This agency also suggests that the transit-oriented development (TOD) model could supplement new housing supply along key infrastructure corridors.

Amidst this trend of expanding development space, the Southern area of Ho Chi Minh City is attracting attention thanks to its heavily invested transportation system, along with the advantage of increasingly scarce riverside land funds.

The appeal of this area is supported by a series of ongoing and proposed infrastructure projects. Most notable is the Phu My 2 Bridge with an 8-lane scale, connecting the South to key Eastern areas and the future Long Thanh International Airport. In addition, Nguyen Van Linh Boulevard, Metro Line No. 4, and the inter-regional interchange system continue to receive investments, contributing to enhancing connectivity between the South, the city center, and satellite towns.

Experts believe that as infrastructure gradually completes, areas possessing riverside land funds can benefit from more convenient connectivity as well as increasingly limited supply.

Among the areas in Southern Ho Chi Minh City, Phu Thuan stands out due to its gateway position connecting the existing center, Phu My Hung urban area, and the East. This place also possesses one of the remaining riverside land funds on Dao Tri Street – which is oriented to be developed into a riverside landscape axis.

According to experts, as the infrastructure in the South continues to receive investment and riverside land funds increasingly narrow, projects possessing waterfront locations and convenient connectivity may continue to receive market attention in the coming period.
