Sun Group expands Bai Chay ecosystem with international partners
Quang Ninh: Sun Group collaborates with Kohn Pedersen Fox (KPF) to build a park, thereby expanding the tourism and entertainment ecosystem in Bai Chay.
As the gateway to Ha Long Bay, Bai Chay welcomes an increasing number of domestic and international tourists. Over the years, Sun Group has also continuously invested in the regional ecosystem with numerous projects, services, and events.
Every evening, thousands of tourists flock to Bai Chay to watch fireworks by the heritage bay, enjoy the 3D Mapping light art show “Long Van Khanh Hoi”, or experience the VUI-Fest night market with nearly 100 food stalls. In addition, there are outdoor music programs and red sailboat water performances.

A representative of Sun Group said that the products contribute to expanding the experience from day to night, but this is not yet the final destination. “The goal is not only to attract seasonal tourists but also to retain them longer, increase spending, and create motivation for them to return multiple times,” the business representative said.
In this strategy, Sun Group chose to partner with Kohn Pedersen Fox (KPF) – an international architecture and urban planning brand – to develop the Festival Park at the Sun Elite City mega-urban area. The strength of this unit lies in the “Public Realm” model, developing large-scale public spaces into integrated cultural, commercial, and entertainment destinations. Sun Group expects KPF’s international experience to contribute to perfecting the ecosystem in Bai Chay while still respecting local identity.

The highlight of the Festival Park is the “dragon pearl” concept, inspired by the sacred dragon image of Ha Long Bay. The planning includes a winding river like a dragon’s body connecting 7 functional subdivisions into a continuous chain of experiences.
Starting with Cheer Pearl, which features a large lake and an outdoor theater for festivals; followed by Welcome Pearl, a relaxing space with a scenic lake and lakeside cafes; and Luminous Pearl, which develops a commercial, culinary street, and night market.
The festival center is Gather Pearl, consisting of a square, a water stage, and event space. Interspersed within this space is the Park Pearl subdivision with green gardens and walking paths, while Splash Pearl focuses on water activities, and Jungle Pearl develops a themed game area amidst a tropical forest setting.
The combination of these 7 subdivisions not only creates an amusement park but also forms a new utility ecosystem, helping visitors experience it seamlessly from day to night. This is also the destination development goal pursued by Sun Group, aiming to create momentum for the sustainable development of the entire Sun Elite City mega-urban area.

Benefiting from this ecosystem, Sun Festo Town is located at the connection point between the Festival Park and Sun Carnival Square. The project consists of three towers with more than 2,000 apartments along with commercial streets, developed under the “Festival Living” model.
In addition, the three The Festo towers integrate natural Onsen hot mineral utilities exploited from Quang Hanh. According to the developer’s introduction, the mineral source has a high Bromine content, which is assessed to meet therapeutic standards, contributing to expanding the healthcare experience for residents and visitors.

In the context of Ha Long aiming for four-season tourism development, Sun Group said that cooperating with international partners to add new products is part of the strategy to complete the ecosystem in Bai Chay, thereby increasing the attraction of the destination and creating momentum for the tourism and real estate market in the region.
