The Van Trung new urban area in Nenh ward, covering over 100 hectares with a total investment of more than 1 billion USD, has just been approved in principle.
According to the decision of the People’s Committee of Bac Ninh Province, the Van Trung new urban area will be widely tendered to select investors. The project has a total area of about 102 hectares, located in Nenh ward (under Viet Yen district, former Bac Giang province). Of which, more than 44 hectares of land are designated to build 915 townhouse lots and 57 resettlement lots with a height of 5 stories.
In addition, there are 85 hectares of land to build mixed-use apartment buildings of 20-35 stories, in which the first two floors will accommodate community space and commercial services, while the rest are residential apartments. The project also allocates land for two 20-story social housing areas with a total floor area of about 366,000 square meters.
Other components include hotels, offices, tourist apartments, multi-level schools, a 9-story hospital, and a 3-story medical center. Once completed, the project will meet the housing needs of nearly 29,700 people.
The total investment capital for this project is about 28,300 billion VND (nearly 1.1 billion USD), including 548 billion VND for compensation and site clearance costs. Investors must ensure equity of at least 15% of the total investment.
As one of the industrial hubs of the North, Bac Ninh benefits from being located within the Hanoi – Hai Phong – Quang Ninh key economic triangle, along with its position as the northeastern gateway to the Capital. In recent years, this province has been among the suburban markets developing various real estate segments such as housing, urban areas, and industrial parks. Many developers have established a presence here, including Vingroup, T&T, Phu My Hung, Xuan Cau Holdings…
In early June, the provincial People’s Committee approved the investment policy for an ecological, tourism, and entertainment urban area in Kien Lao commune, with a capital scale of nearly 14,000 billion VND.
