HCM City The Gladia Heights apartment complex, developed by Keppel and Khang Dien, is situated on a land fund with three sides facing rivers and canals, benefiting from the planning and infrastructure of Ho Chi Minh City’s Eastern area.
The project is located right on the front of the Vo Chi Cong axis, within an integrated urban cluster of over 60 hectares adjacent to Thu Thiem. Spanning 1.26 hectares, the three towers are arranged in an open layout to optimize views and natural wind reception.

In The Wealth Report 2025, Knight Frank states that wealthy clients worldwide tend to seek properties that not only meet ownership needs but also enhance quality of life and long-term value accumulation. Projects bordering rivers, lakes, or water bodies are prioritized due to their proximity to nature, expansive views, and resort-like experiences.
The report also shows that urban waterfront real estate has an average price about 24% higher than conventional products, while the transaction rate is about 39% higher than the overall market. According to Knight Frank, this premium comes not only from the landscape factor but also reflects the scarcity of riverfront land—a resource that is virtually impossible to replicate during urban development.

In Ho Chi Minh City, waterfront urban areas such as Phu My Hung, Thao Dien, Thu Thiem, or Thanh My Loi have confirmed the appeal of this asset class, becoming hubs for high-income residents and international experts.
According to data from CBRE Vietnam, many waterfront projects in Thu Thiem have established price levels ranging from about 140 million to over 250 million VND per square meter, depending on the location and segment. In the context of shrinking waterfront land funds in central areas, market interest tends to expand to adjacent areas with development potential, including the Vo Chi Cong axis in Ho Chi Minh City’s Eastern area, where the Gladia Heights project is located.

Along with location and landscape advantages, the prospects of Gladia Heights are further bolstered by infrastructure projects underway in Ho Chi Minh City’s Eastern area. During the 2026-2030 period, the region is expected to welcome several key projects reaching completion, such as expanding Vo Chi Cong Street to 12 lanes, the Cat Lai – Phu Huu inter-port route, completing the My Thuy intersection, and urban development oriented towards the TOD model linked with Metro Line 6 and the Thu Thiem – Long Thanh railway line.

According to the developer, planning factors, infrastructure connectivity, and the waterfront land fund advantage contribute to creating potential for long-term value appreciation for the project. Gladia Heights plans to launch sales in the third quarter with an expected policy allowing customers to pay from 10% of the apartment value up to the time of receiving the home for two-bedroom units.
